The landlord/broker must give each tenant mentioned in the rental agreement a free copy of the keys (or other opening devices) for the premises and for the ordinary properties to which tenants can access. As a general rule, renting a room or suite in the basement means that you share a unit with the owner. A cellar suite is a detached living unit with private kitchen, bathroom and living room. Most tenants of a cellar suite use a separate entrance to enter the house, as the rest of the residents. If you rent a room, you are likely to share the kitchen or bathroom with the owner. The lease extension begins with the NOTIFICATION of the DCJ pursuant to Section 142 of the Residential Tenancies Act 2010 and indicates to the tenant that the DCJ has extended the term of its lease for a specified period. Tenants do not need to sign a new lease. If you choose not to use the lease, the owner/broker can withhold the fees. DCJ no longer offers permanent leases for new tenants starting a lease in a property owned or under the direction of DCJ. The criteria in Section 144 for residence permits in the social housing category covered by this section are the criteria applicable when the tenancy agreement is established over a period of 2, 5 and 10 years (and in the current version) in the DCJ policy document « Type and duration of rent. » With the signing of the rental agreement, the costs go towards the rent from the first day of your lease. A three-month interim lease is offered to a client who meets the above criteria but has not met the required deadline and is not eligible for an extension of time. Tenants should notify the landlord if a repair or replacement of a smoke alarm is required, including replacing a battery in a smoke detector. Type forms and rules can be adopted for use by a land rental community.
DCJ may offer a provisional rent of three or six months to members of a public real estate household (including Aboriginal Housing Authority) if the tenant dies or ceases to reside in the property for health reasons or because of a prison sentence. DCJ will not offer a temporary lease to a member of the household unless it is an Australian national or permanent residence. In exceptional cases, the DCJ may consider offering a three-month extension of a provisional lease.
